Services

Eight ways we go to work for you

Every engagement is led by a licensed agent of Pennecard Real Estate — no hand-offs, no call centers.

Why choose us

Why Boise keeps choosing Pennecard

Four commitments, kept. Ask any past client — or read their reviews below.

Book an Appointment
  1. One broker, accountable in writing

Every client gets a named, licensed agent who answers their own phone — plus the managing broker’s direct line on the listing agreement. No hand-offs to a rotating "team member".

  2. Pricing is a discipline, not a guess

Every valuation is built from closed comps we walk, not algorithm estimates — the honest number first, in writing, before any listing pitch.

  3. We say no to bad deals

We would rather lose a commission than close a client into the wrong house, or list an estate priced to sit rather than sell.

  4. Boutique by choice, not by size

Agent workloads stay capped so nobody juggles thirty escrows. Fewer clients per agent means your file is always the one on the desk.

What to expect

Four steps between here and the keys

Whether you are buying or selling, the shape of a Pennecard engagement is the same: honest numbers first, a written plan, then execution.

  1. Sit down with a broker

A free, private consultation — in the office, at your home, or by video. You leave with an honest read on price, timing, and whether now is even the right move.

  2. Get the plan in writing

Valuation, prep list, marketing calendar, or buyer search brief — a written plan with names and dates, so you know exactly what happens next.

  3. Go to market — or go touring

Sellers launch with staged or twilight media and a first-weekend or quiet-book strategy. Buyers tour a curated shortlist, including off-market homes our network surfaces first.

  4. Negotiate, close, keys

Offers, counters, inspections, and escrow — handled by people who do this daily, with every deadline visible and the honest recommendation on record.

The record

Numbers we will happily put in writing

Seventeen years of closed files across the Boise area — measured, not promised.

Real outcomes, told by the people who lived them — from every corner of the Boise area.

  • “We had an amazing experience working with Tonya from Pennecard Real Estate. As first time homebuyers, the entire process seems daunting and overwhelming, but she was excellent at breaking everything down, guiding us through the process, and explaining how everything was going to work. After narrowing down which area of the Treasure Valley we wanted to live, Tonya showed us numerous homes around Caldwell and helped us find the right fit. We loved working with Tonya and have made a new friend in our new home state! For first time homebuyers, the process was made seamless and we would absolutely recommend Pennecard Real Estate!”

  • “Looking to buy a home in Boise or the surrounding areas? Look no further than Pennecard Real Estate! We recently closed on our first home, and we couldn't be happier with our experience. Tifni Pennecard was absolutely amazing throughout the entire process. As first-time homebuyers, we had plenty of questions, and she guided us every step of the way with patience, professionalism, and genuine care. We truly could not have asked for a better realtor or a smoother home-buying experience. Tifni went above and beyond to help us find the perfect home, and what started as a business relationship turned into a lasting friendship. Even though we've closed on our home, we're grateful to have gained someone we can call a friend for life. If you're looking for a knowledgeable, trustworthy, and dedicated real estate team, we highly recommend Pennecard Real Estate!”

  • “Selling our dad’s house was one of the hardest and most emotional things my sister and I have ever gone through. This was no ordinary home sale — this was our dad’s dream home, a beautiful custom-built home that meant everything to our family. Every room carried memories, and letting go of it was incredibly difficult. From the very beginning, Suzanne and her team provided absolute first-class, white-glove service from start to finish — and honestly, even still ongoing. She understood this wasn’t just a transaction to us. She treated our family, our emotions, and our dad’s legacy with genuine compassion, care, and respect every single step of the way. What truly separated Suzanne was the genuine love and compassion you could feel throughout this entire process. There were many moments standing inside that home where all of us could feel my dad’s presence. Moments where stories were shared, memories flooded back, and tears were on everyone’s faces. Suzanne never once rushed those moments or treated them like “just part of the job.” She embraced our family with kindness, patience, and understanding in a way we will never forget. During a time filled with stress, heartbreak, and difficult decisions, Suzanne somehow made the process feel manageable. Her communication was outstanding, her professionalism unmatched, and her guidance invaluable. She consistently went above and beyond in ways we never expected, always making us feel supported and never alone through the process. This wasn’t simply selling a house. It was helping two siblings say goodbye to a huge piece of their dad’s life and legacy. The amount of heart, effort, patience, and dedication Suzanne and her team poured into this meant more to us than words can truly express. We are beyond grateful for everything Suzanne has done for our family. If you are looking for a realtor who delivers elite service while genuinely caring about the people behind the sale, Suzanne is simply the best. We will never forget what she did for us.”

  • “Working with Suzanne as our realtor was an excellent experience from start to finish. As we purchased our second home, she made the entire process feel smooth and well-managed. She stayed on top of every deadline and detail, making sure nothing slipped through the cracks. Suzanne was always available to answer our questions, and her knowledge and professionalism gave us a lot of confidence throughout the process. What really stood out was how strongly she advocated for us. During the build, an issue came up where the builder acknowledged the concrete was not up to code but initially said they wouldn’t fix it for our home. Suzanne stepped in, pushed on our behalf, and ultimately got them to correct the issue before closing. Her dedication and willingness to go above and beyond truly made a difference. We’re incredibly grateful for her support and would absolutely choose to work with her again in the future.”

  • “Susanne was the perfect realtor for us! She was so professional, upfront, helpful, and kept us informed throughout the entire buying process. We would be happy to refer her to anyone looking for real estate and would definitely utilize Suzanne for any future real estate transactions.”

Fees & transparency

You will never find a surprise on our settlement statement

Commission is a conversation we have in the first meeting — in numbers, in writing, before you sign anything.

  • Written fee schedule
  • No junk fees at closing
  • Free home valuation
  • Cancel-anytime listing
  • No lender kickbacks

A written fee schedule, first meeting

Our listing commission and what it includes — media, staging coordination, negotiation — is presented in writing before you commit. Buyer representation costs are explained the same way.

No admin, desk, or "compliance" fees

The commission is the whole fee. We do not add transaction charges, document fees, or any of the junk lines some brokerages append at closing.

Cancel-anytime listing agreement

If we are not performing, you can end the listing with written notice — no penalty, no lock-in.

Financing, demystified

We work alongside independent local lenders and can walk you through loan estimates line by line — but you always choose your own lender. We take no referral fees.

Want the actual numbers for your situation? Book a consultation — you will have them in writing before you leave.

FAQ

The questions people actually ask

Straight answers — the same ones you would get across the table.

What does it cost to sell my home?

Our listing commission is presented in writing at the first meeting, before you sign anything, and it covers everything: professional media, staging coordination, marketing, and negotiation. There are no additional admin, desk, or transaction fees at closing — the commission is the whole fee.

How do you decide what my home is worth?

A licensed agent builds your valuation from recently closed comparable sales we have actually walked, adjusted for condition, lot, and location — not from an automated estimate. You get the analysis in writing, with the honest number first. The valuation is free whether or not you list with us.

How long will it take to sell?

Over the trailing twelve months our listings averaged 11 days from launch to accepted offer, at an average of 101% of list price. Unusual properties can take longer — if yours is one, we will tell you that up front, with a marketing plan built for a longer runway.

Do I need a mortgage pre-approval before touring homes?

For most homes, yes — in this market sellers rarely consider offers without one, and it protects you from falling for a house outside your budget. We can point you to independent local lenders who turn pre-approvals around in a day or two. You always choose your own lender; we take no referral fees.

Will you represent both me and the buyer on the same house?

We avoid it. If a buyer represented by our brokerage wants your listing, we disclose immediately and offer to bring in an outside agent so each side has its own advocate. Dual agency only ever proceeds with both parties’ informed written consent, as required by law.

What makes a boutique brokerage better than a big national brand?

Accountability. Your agent is named on the agreement, answers their own phone, and carries a capped caseload — and the owner’s direct line is on every contract. Big brands list more homes; we would argue no one watches any single file more closely than we watch yours.

Do you handle investment properties and rentals?

We handle purchases and sales of income property — duplexes, small multi-family, ADU projects — with genuine rent-comp underwriting before you offer. We do not do property management, but we will connect you with managers our investor clients actually use.

We are relocating from out of state. Can everything be done remotely?

Yes. Live video tours, neighborhood and school orientation calls, digital signatures, and mobile-notary closings mean many of our relocation clients get keys without setting foot in the state until moving day.

What does it cost to sell a significant home?

Our listing commission is presented in writing at the first meeting, before you sign anything, and it covers everything: twilight photography and media, staging coordination, private-book or public marketing, and negotiation by a senior broker. There are no additional admin, desk, or transaction fees at closing — the commission is the whole fee.

What is an off-market or "private book" sale, and is it right for me?

An off-market sale means your home is offered directly to vetted buyers and their agents without a public listing, portal exposure, or open houses. It trades a little reach for a lot of discretion, and suits owners who value privacy or want to test a price quietly. We will tell you candidly whether your property is a good private-book candidate — many are better served by a public launch.

How long will it take to sell a significant estate?

Significant or unusual estates can take longer than the median listing — if yours is one, we will say so up front, with a marketing plan built for a longer, quieter runway.

Do I need proof of funds or a pre-approval before touring homes?

For most estates, yes — sellers at this level rarely open their homes without one, and it protects your own negotiating position. We can point you to independent local lenders and private bankers who move quickly. You always choose your own lender; we take no referral fees.

Will you represent both me and the buyer on the same property?

We avoid it. If a represented buyer wants your listing, we disclose immediately and offer to bring in an outside agent so each side has its own advocate. Dual agency only ever proceeds with both parties’ informed written consent, as required by law.

We are relocating from out of state. Can everything be handled remotely?

Yes. Live video tours, neighborhood and school orientation calls, digital signatures, and mobile-notary closings mean many of our relocation clients receive keys without setting foot in the state until moving day.

What makes a boutique brokerage better than a national brand for a luxury sale?

Attention and access. Your file is handled by a named senior broker with a capped caseload, and the owner’s direct line is on the agreement. More importantly, years of quiet sales means our private book reaches the small circle of buyers who transact at this level — something portal volume cannot replicate.

Do you handle golf and club community sales?

Yes. Club-community sales carry their own membership timing, transfer rules, and waitlist dynamics that vary community to community. We price to the enclave’s own comparable closings and handle the club diligence before you commit.
